218 E Grand / 535 N St. Clair (Under Review)
Project Description:
MAVREK Development proposes to construct a new mixed use development at 218 East Grand Avenue (commonly known as 535 North St. Clair Street). The site is currently a three-story parking garage containing 255 parking spaces.
As proposed, the mixed use building, designed by NORR, contains 248 residential apartments, almost 7,958 square feet of retail space on the ground-floor (which could also be used for a restaurant), 41,127 square feet of office space, 100 accessory parking spaces, 124 bicycle parking spaces, a private dog run, and a rooftop amenity pool deck.
Parking and loading dock access is proposed via St. Clair Street, consistent with the existing parking structure. The residential lobby is planned on Grand Avenue with the office lobby accessible on St. Clair Street. In order to best conceal the parking, these two floors are clad with translucent glass and contain a knee wall to block headlights. At Alderman Reilly’s direction, the number of parking spaces was reduced from 138 to 100 spaces. Click here to review the proposed development traffic study.
The developers are not seeking any zoning relief, and plan to develop the site under the existing zoning rights which govern their property. As an as-of-right development, this project does not require Alderman Reilly’s approval.
